A corresponding element of any development is determining the appropriate amount of parking commensurate with specific land uses. Rather then apply standardized counts to various uses; JDA often performs shared parking analyses. Shared parking is the concept that different facilities will have different peak times during the day that will enable the different uses to share the same parking spaces. Shared parking studies are performed to determine the maximum number of parking spaces needed to satisfy both uses. This is done to reduce the overall number of parking spaces needed for a particular use, thereby optimizing the utilization of the parcel.
Such analyses are beneficial to developers, given the high costs of commercial Real Estate and to municipalities striving to maintain as much green space as possible.
